Rolling Hills is a unique exclusive community and only a handful of real estate agents understand how this city of 600 plus homes works. If you are interviewing other agents and knowing that your home might be sold for land value, ask these questions:

What is the percentage of lot coverage if you were to build a new home?
Do they count pools, garages, breezeways and porches in the pad coverage?
What are the front, rear and side setbacks?
Basements have become very popular in Rolling Hills, what are the city and homeowner’s association opinions on basements?
Are two story homes allowed?
Is there a view ordinance? How does it work?
What is the difference between the homeowner’s association, the city counsel and the board of directors?
Is there an architectural committee? How may are on that committee? What is there responsibility? What is the process? Are permits required?
Where do I get the permits for construction?
Can you recommend 4 architects and builders that know and understand what the city and architectural committee requires so that I do not loose a lot of time and money?
How much are the homeowner’s association dues and what is the money used for?
Are there horse trails, a horse riding club and community riding rings?
Are there community tennis courts?
Is there a movement to place the utilities underground?
Are the homes on sewer or septic tanks? When you sell, who handles the inspection of the septic tank?
